How we build homes. . .

 

Wind speed

All of our houses in Okaloosa County are built to wind speed of 140 mph.  We use coastal code in Crestview.  Only required to use 120-130 wind speed.

Windows

Vinyl windows.  Capital windows.   Also use new AWT windows. 

 

Foundation Rebar

Foundation steel – rebar we use is 5/8” only required to use ฝ”.  Rebar gives tension and stronger foundation means less cracking (foundation not slab).  Larger rebar – better tolerates expansive soil.   

Anchor J Bolts

Anchor bolts – J Bolts – we use 5/8”, only required to use ฝ” . Anchors the house frame to the foundation.

Anchor bolt spacing Mostly 30” – 32”  never more than 36”.  More protection against wind lift.  

Post Brackets

We use  brackets set “in” the concrete slab not the brackets that set “on” the conrete.

 

Slab

We use 3000 psi concrete instead of 2000

Framing

Studs are 16” on center on  all exterior and interior walls (even non-load bearing).  Makes for stronger structure and walls are uniform.

Roof Decking

We use ฝ” Plywood  not 7/16” OSB (look at others)

 

Walls

7/16” OSB on walls

Floors

No OSB on floors – พ” plywood on floors where crawlspace below or on 2 story floors

 

Nails

10d nails – longer and thicker and spaced 3” and 6”

 

Door headers

Doorways – interior and exterior – Double 2 x 12” headers.  Code calls for 2x10, 2x8 or 2x6

Threaded Rods

In addition to the straps & bolts, we use 5/8" Threaded rods – every 6’ – usually within 12” of an opening.  (48” in Kelly Plantation). 

Stucco moisture intrusion House wrap

We use Tyvek first then tar paper and lath.  Bond breaker between Tyvek and Tar Paper – so if moisture gets through – will not penetrate the Tyvek and will shed the moisture.  Unlike the cheaper woven wraps.

Supervision

 3 Construction supervisors on the job every day, two of which are licensed general contractors.

 

Garage step-down

Step down to garage and finished interior.

 

Sewer-line

Sewer line – 4” instead of 3”

 Our standards include front and back sod, landscaping, flat area downspouts and gutters, front and back 4 zone sprinkler system, Hurricane 5/8 threaded rods in walls (not just tie downs), garage door hurricane  braces, finished walls inside garage, attic pull down stairs, garage door opener, tile, carpet, (wood in some subdivisions), wide trim package, thermo double pane insulated easy clean windows, fireplace, fans and lights in all bedrooms and a 10 year builders warranty on all structural items.  Each subdivision has its own set of standards in addition to the above items.  Please contact us for a listing for the subdivision of your choosing.
